What's the best time to sell your house in the GTA

← Back to the blog
The four seasons and the GTA real estate market

The timing of when you decide to list your house can matter as much as the price or the repairs you make. Here's how the GTA market moves throughout the year, so you can decide with information rather than just intuition.

Spring: the busy season

From February to May is, generally, the busiest time in the GTA market. Buyers come out strong after winter, which usually translates into more offers and, in some cases, multiple offers competing for the same house. If your home looks good and is market-ready, spring tends to be when the most buyers will see it.

Fall: the second-best option

From September to November, the market picks up again. Families are already settled into their routines after summer, and demand stays strong even if the pace is a bit calmer than spring. It's a good alternative if you weren't able to sell in spring or your home wasn't ready in time.

Winter: the slowest time

From December to February, the market slows down because of the weather and the holidays. Generally, these months have the lowest prices and homes take longer to sell. It's not the ideal time if you can wait, but if you need to sell for a specific reason (a relocation, a life change), it's still possible, just with different expectations.

Why selling off-peak can also work in your favour

August and December usually have fewer homes on the market, meaning less direct competition for yours. If you list during peak season, it's true there are more buyers, but also more homes competing for their attention, which sometimes means more time on the market without gaining anything extra on price. Selling in a quieter month can make your home stand out more easily to the buyers who are actually looking.

What matters most in the end

Beyond the season, what really determines how fast and at what price your home sells is how it compares to what's available in your area at that specific moment. That's why, before deciding when to list, I like to review the current inventory in your neighbourhood with you, not just the calendar.

Frequently asked questions

Is it always better to sell in spring?

For most sellers, yes, it's the time of highest demand, but it's not the only option. Fall also works well, and selling off-peak can give you less competition.

Should I wait for spring if I need to sell now?

Not necessarily. If you have a specific reason to sell soon, you can still have a good sale, just with a different process, where price and presentation matter even more.

Does the market change a lot from one year to the next?

Yes, factors like interest rates and available inventory change the dynamics of each season. That's why I always give you the up-to-date picture of your area before deciding when to list.
